With the confirmation last night of the annual inflation data (5.62%) by the National Administrative Department of Statistics (Dane), Colombians have a more complete idea of how to adjust their pockets for the rise in services whose value is indexed to the CPI.
( By how much will rent rise in the country by 2022).
In addition to the so-called “January cost” of mobility, such as bus and taxi fares, there is also the increase in urban housing rentals, the Real Value Unit (UVR) and tolls, which depend on the consumer’s price index.
HOUSING RENT
However, in the case of an urban dwelling, the maximum increase in rental fees may be of up to 5.62%, this is established in article 20 of Law 820 of 2003.
Now, as explained by Alberto Rodríguez, CEO and president of Century 21 Colombia, “This increase can only be made when the 12 months have elapsed from the beginning of the contract and every 12 months after the last increase”.
The above, remember your turn, Fedelonjas, “as long as the canon resulting from the readjustment does not exceed 1% of the commercial value of the property or the part of it that is leased, as established in article 18 of the aforementioned Law.”
“This does not mean an immediate increase in rents for urban dwellings, but that the adjustment must be made at the time each lease contract already concluded is going to be renewed during 2022”,
emphasized Daniel Vásquez, president of Fedelonjas.
(New year, new prices: the increases that come in 2022 ).
The union leader recalled that the data revealed by Dane and its effect on the urban housing rental market is fundamental and must be applied in the terms established by law, in to the extent that “about 44% of families in Colombia live on rent, that is, approximately 6, 3 million households, a number higher than the 5.8 million households in 2020”.
As an example, the maximum increase of the rental fee will be $56,200. So if you pay $1 million in rent by March 30, at the time of your contract renewal, from May 1, you will have to pay a $1,056,200, according to Fedelonjas.
On the other hand, the adjustment of the monthly fee must be made at the co-owners’ meeting, for which no increase applies for that moment .
“The lessor may apply the increase or not, in common agreement with the lessee, as well as define a different rent increase as long as when it does not exceed the inflation of the immediately previous year”, added Alberto Rodríguez, from Century21.
It must be emphasized that the The increase in the rent only applies to urban housing and not to real estate dedicated to other types of activities, such as premises. commercials.
In this case, the increase must be arranged between the parties.
RECOMMENDATIONS FOR THE RENT
Rodríguez extends to Colombians the recommendation to keep in mind “that the value of a property should not exceed 30% of their income.”
Secondly, by having clarity about your finances, “you will be able to plan a change of property in advance or know that you can continue in it for one more year”.
(What will rise with the minimum wage and what with inflation).
Too, “the lessee can demand the termination of the contract without being subject to the collection of economic sanctions if the lessor increases the canon above what is established in the Law”.
It is also important to note that for leases signed before July 10, 2003, the increase may not exceed the inflation target set by the Banco de la República for the year 2021 (3%).
THE UVR ALSO INCREASE
Housing loans based on the Real Value Unit will also see their respective increase as they are subject to the IPC, but this time, to the monthly variation of December of 0.73%.
As they are associated with the value of inflation, UVR mortgage loans allow The banking entities ensure that the money they lend will not lose its value over time due to inflation.
“That is, if you give us $100,000,000, at the end of paying the loan, the entity can re-lend this money while maintaining its purchasing power. In this sense, a credit in UVR will charge us the value of inflation plus an interest rate established by the bank according to our profile” , explained Martín Monzón, CEO of the real estate portal Fincaraíz.co.
“It is something delicate because inflation is a constant increase and when it increases, logically the installment and interest increase; making the fee different and can generate a small imbalance in people’s finances”, said Felipe Chaverra, commercial housing director of Confiar Cooperativa Financiera.
The value of the UVR is calculated by the Banco de la República and published on its website for consultation by citizens.
Until now, the Banrep has already stipulated the value of the UVR until January 15, fixed in the inflation data of the immediately previous month, therefore, the day after the date mentioned will begin to be published with the new calculated value.
TOLLS INCREASE FROM 15 JANUARY 2022
The 45 tolls administered by the National Institute of Ví as (Invías) will update their leveraged toll rates in the IPC as of January 16, in accordance with resolution 137 of 2018.
Also, ok It is worth clarifying that the tolls managed by the National Infrastructure Agency (ANI), through the different concessions, have differential increases in their rates, since these are governed by particular conditions and resolutions of each contract.
This information will go sharing the different dealers in the coming days as they establish the rates.
