The union leader recalled that the data revealed by Dane and its effect on the urban housing rental market is fundamental and must be applied in the terms established by law, in to the extent that “about 44% of families in Colombia live on rent, that is, approximately 6, 3 million households, a number higher than the 5.8 million households in 2020”.

As an example, the maximum increase of the rental fee will be $56,200. So if you pay $1 million in rent by March 30, at the time of your contract renewal, from May 1, you will have to pay a $1,056,200, according to Fedelonjas.

On the other hand, the adjustment of the monthly fee must be made at the co-owners’ meeting, for which no increase applies for that moment .

“The lessor may apply the increase or not, in common agreement with the lessee, as well as define a different rent increase as long as when it does not exceed the inflation of the immediately previous year”, added Alberto Rodríguez, from Century21.
